Palmetto Bluff Real Estate Company
Palmetto Bluff Real Estate Company represents sellers and buyers of resale homes and homesites throughout Palmetto Bluff, as well as the community’s developer offerings. Resale is a core part of our business. Our team brings the same on-the-ground knowledge to an existing home that we do to a new release.
A recent example is 70 Mount Pelia Road in May River Forest. We listed the home on June 29, 2026, and guided it through closing. It sold in 11 days for $6,175,000, which is the highest price ever paid for a non-waterfront home in Palmetto Bluff.
Below, we explain how we positioned the home, how we priced it, and what sellers of similar properties can learn from it.

The story of 70 Mount Pelia started with its setting. The homesite offers what we consider one of the best views in Palmetto Bluff that isn’t on the marsh or the river. That made it a rare opportunity, and we marketed it that way.
The layout mattered just as much. The property includes multiple structures, a main house and a guest house, both facing the view. That arrangement fits closely with what our network of generational buyers looks for: room for children, grandchildren, and guests, with privacy for everyone and a shared place to gather.
Every Palmetto Bluff Real Estate Company listing goes to market only once all of its marketing assets are in place. That includes professional photography and video, a detailed marketing narrative, and rendered floor plans.
This matters most for premier listings. A “whisper campaign,” where a home is shown quietly to a few buyers before it is fully presented, rarely produces the best outcome for sellers. A complete, polished launch gives every qualified buyer the full picture at once. It also builds momentum in the first days on the market, and at 70 Mount Pelia, that momentum led to a contract in 11 days.
Unique homes are hard to price because there are few true comparables. When recent sales don’t reflect what a property offers, a standard comparable-sales analysis can undervalue it. It can also leave buyers unsure whether the price is justified.
For properties like 70 Mount Pelia, we use a replication cost model. It answers a simple question: what would it cost a buyer to recreate this home on a similar homesite today? For this property, our estimate put the replication cost at or above the initial list price of $6,495,000.
That approach created a win for both sides. The seller had a clear, defensible basis for a premium price. The buyer could see they were paying no more than it would cost to build something comparable, without the time and uncertainty of design and construction.
The home sold for $6,175,000 after 11 days on the market. That is 95% of the list price and $1,332 per square foot. It is the highest-priced non-waterfront home sale in Palmetto Bluff history.
The sale shows that a home without marsh or river frontage can set a record on its own merits. It takes the right homesite, a complete presentation, and a price grounded in real value.
Buyers drawn to a property like this are often busy, and the easier the purchase, the faster it tends to move. One effective step is to consider including some or all of the furnishings, especially pieces designed around the floor plan. Give those items a realistic value, so they support the deal rather than complicate the negotiation.
Palmetto Bluff Real Estate Company works with resale clients every day. When we list your home, we represent you as the seller: your goals, your price, and your timeline.
Our agents know the community’s neighborhoods, homesites, and buyers firsthand. We know which views and floor plans are hardest to find, how to tell a property’s story, and how to reach buyers already searching for a home here. As 70 Mount Pelia Road shows, that knowledge translates into results.
